Who can live at South Mall Senior Apartments?

South Mall serves older adults and adults with disabilities on limited or fixed incomes. Applicants 62 or older receive first priority. Adults 50 to 61 with a disability as defined by HUD receive second priority, and adults 49 or younger with a disability receive third priority. Household income must be at or below 50% of the area median income.

How much is rent?

Rent is 30% of your household's adjusted monthly income under the HUD Multifamily Section 8 program. Adjusted income allows deductions for costs such as medical expenses, disability-related expenses, and dependent care, so your payment may be lower than 30% of your gross income. The exact amount is set during certification, once your name reaches the top of the waitlist.

What are the income limits?

Household income must be at or below 50% of the area median income for the Kalamazoo-Portage area. For 2026, that is $36,900 for one person and $42,150 for two people. HUD updates these limits every year.

Is the waitlist open?

Yes. The waitlist is currently open for studio, one-bedroom, and two-bedroom apartments. Wait times vary by unit size, so please call the office at 269-388-3011 to confirm current wait times.

How is the waitlist ordered?

Applicants are placed by priority tier first, then by the date and time the application was received. Under our HUD contract, 40% of households that move in each fiscal year must have extremely low incomes, so some applicants with slightly higher incomes may be temporarily passed over.

How do I apply?

Download the rental application from our How to Apply page, pick one up at the office at 105 E. Walnut Street, or call 269-388-3011 and we will mail or email it to you. Complete every section, then submit it in person, by mail, or electronically. Electronic submissions must be encrypted and password protected.

What documents do I need to apply?

A government-issued photo ID, a Social Security card for every household member, a birth certificate or other proof of age, and disability verification if you are applying under second or third priority.

What apartment sizes are available?

Studio, one-bedroom, and two-bedroom apartments. Barrier-free units are available in every unit type, subject to availability. Note your preference on the application.

Is South Mall assisted living?

No. South Mall is an independent, income-based apartment community. Meals, housekeeping, transportation, and personal care services are not provided, and residents live independently in their own apartments.

Are pets allowed?

Yes. Each household may have one pet with a $300 refundable deposit, and some breed and size restrictions may apply. Assistance animals are not subject to pet restrictions or the deposit, though documentation may be required.

What is included in each apartment?

Every apartment has a full kitchen with energy-efficient appliances, a bathtub, central heating and air conditioning, an in-unit emergency call system, and a basic cable TV package. High-speed internet is available. One- and two-bedroom apartments also have a private balcony and spacious closets.

Is the building smoke-free?

Starting January 2027, South Mall will be a 100% smoke-free campus. Smoking and tobacco use of any kind will not be permitted anywhere on the property.

What is near South Mall?

South Mall is at 105 E. Walnut Street in downtown Kalamazoo, a 3-minute walk from Bronson Methodist Hospital and steps from the Kalamazoo Mall, restaurants, and shops. The location has a Walk Score of 88 and is on the Metro 13 bus route.
